Turner Construction has topped out 222 North City, a 460-unit mixed-use development that will also encompass more than 20,000 square feet of retail space in San Marcos, California, north of San Diego.
Developed by Sea Breeze Properties and designed by Safdie Rabines Architects, both based in San Diego, the structure is part of the $2 billion, 200-acre North City Development. North City is slated to include a total of 3,400 residential units, 1.1 million square feet of office space and 345,000 square feet of shopping venues, according to the project website.
In contrast to Southern California’s wider urban sprawl, North City is aimed at creating a walkable community that blends living, shopping, arts and culture, according to a news release from New York City-based Turner.
“This project is a catalyst for community-focused urban living,” said Taal Safdie, principal at Safdie Rabines Architects, in the release. “It integrates green spaces with dynamic retail opportunities to create a vibrant hub of connection.”
From its top floors, 222 North City will include expansive views of the San Marcos Mountains to the east, as well as the Pacific Ocean approximately 10 miles to the west.
The $345 million property will also include 440 spaces of underground parking, according to San Diego-based Stevens Cresto Engineers, which helped secure the site development permit and is providing planning, engineering and land survey support.
The building’s amenities include:
- A deck with trellised gardens.
- Pools.
- Outdoor cabanas.
- A fitness center.
- A yoga room.
- Creative office spaces.
- Easy walking to dining, retail and entertainment options.
Turner expects the project to be complete in late 2025.
